Services/responsibilities of Development Services and Planning Services

  • Administering guidelines for development, zoning, construction and land use decisions
  • Permitting and inspecting construction projects
  • Collecting Business Tax Receipt fees
  • Advising the public of construction and development requirements
  • Review of plans for development and preservation of Clearwater's Downtown, beach areas, commercial residential neighborhoods

Site Plan Review

Development Services and Planning will help you identify areas in Clearwater best suited to your business needs. Before you rent or buy the space you need for your business, contact us for a free evaluation of your zoning and land use needs. Our staff will meet with you, your architect and your builder to help you plan ahead and avoid costly mistakes. There are weekly building plan review meetings to examine your concepts and drawings at no charge.

If the structure you are considering for your business has been vacant for a year or more, we will inspect that site free of charge and identify those areas requiring upgrades to bring it into compliance wth fire and building codes before you lease or buy. Inspections are by appointment.

Sign Permits

Clearwater has a sign code to promote uniformity of signs in Clearwater. Permanent signage is regulated by the sign regulations according to the zoning district in which you are located. To save time and money please contact the Development Services Department for help with these requirements. Allow 48 hours for a sign permit to be granted.
